25/02577/FUL – 182 Abercromby Street Glasgow G40 2RZ

Summary:
Planning application 25/02577/FUL (182 Abercromby Street, Glasgow G40 2RZ) seeks a change of use from an office to a hot‑food takeaway with a rear extraction flue, introducing a new commercial use into a mixed residential area. While the proposal could bring modest benefits such as re‑activating a vacant unit, creating small‑scale employment, and adding to local footfall, these positives are outweighed by the clear risks to residential amenity for the flats directly above and nearby, including increased noise, odour, late‑evening disturbance, litter, and delivery‑driver traffic. The rear flue reduces visual impact but does not eliminate concerns about cooking fumes or operational noise, and the area already experiences pressure from similar uses, raising policy issues around over‑concentration and health impacts. Overall, the proposal presents notable amenity challenges for residents living immediately above the unit.

CCC Response Proposal:
In our view, planning application 25/02577/FUL for a hot‑food takeaway at 182 Abercromby Street should be refused, as the noise, odour, late‑evening activity and delivery traffic would cause an unacceptable impact on the residents living directly above the unit, outweighing any limited benefit from re‑using the space.  See attached photo of the current use as a Solicitors Office.  At the back there will be a big extraction fan reaching up by windows of the properties above.
